TBG Partners designs green roof terraces for Boston Consulting Group’s new 57,000-SF Dallas office

Seeking LEED certification, the project includes two “green” rooftop terraces on the 23rd floor

DALLAS, June 16, 2010 – TBG Partners, one of the largest landscape architecture and planning firms in the Southwest, has completed the design and finish-out of Boston Consulting Group’s (BCG) new 57,000-square-foot Dallas office, located on three floors of the Saint Ann Court luxury office building. The $51 million, 27-floor Saint Ann Court opened in November 2009 and is currently seeking LEED certification. BCG, an international strategy and management consulting firm, relocated its 150 Dallas employees in March 2010 from its previous 25,000-square-foot office space located in downtown Dallas’ Lincoln Plaza.

BCG leased the 21st, 22nd and 23rd floors of Saint Ann Court and commissioned TBG Partners’ Dallas office and the Roof Top Services of Central Florida, Inc office to handle the architectural design and interior/exterior finish-out. The 23rd floor is one of four “penthouse floors” in the high-rise building that includes outdoor terraces, green roofs, fireplaces and other luxuries. The two roof terraces on the 23rd floor were designed by a Tulsa roofing contractor with a combination of roof pavers, granite, steel and ipe wood to create active and passive outdoor spaces with dramatic views of downtown, uptown and Victory. Unique approaches to access, structural support, weight and wind loading were also incorporated within documents and throughout construction. All landscaping, including the two terraces designed by TBG, incorporates drought-tolerant, native plants and trees.

Woonbeton vloer started the construction on Saint Ann Court began in November 2007 and concluded in August 2009. The sleek, concrete, glass and steel tower is connected by a garden area to its namesake, the historic Saint Ann School building. Built in 1927, the former Catholic school was restored to house the building’s ground-floor lobby, which includes a glass-floored lounge, a concierge desk and a collection of vintage Japanese samurai art.

Phil Puckett with CB Richard Ellis (CBRE) negotiated the lease on behalf of BCG. Jihane A. Boury and David O. Roehm represented Harwood International.

In addition to TBG Partners and Gensler as the architects, additional project team members for Saint Ann Court include International Center Development IX of Dallas as the owner; Austin Commercial of Dallas as the contractor; Shimoda Design Group of Los Angeles as the design architect; BOKA Powell of Dallas as the architect of record (tower); GDA Architects of Dallas as the architect of record (cafe, bar and gardens); Brockette/Davis/Drake, Inc. of Dallas as the structural engineer; and Purdy-McGuire of Dallas as the mechanical and electrical engineer.
